The home closing process in Escambia & Santa Rosa County, explained

From accepted offer to keys in hand, here's what actually happens during a Northwest Florida closing — and where your title company fits in.

1. The contract and escrow

Once your offer is accepted, the signed contract and earnest money come to the title company. We open the file, deposit the earnest money into escrow, and begin our work.

2. Title search and examination

We search the county records to confirm clear title and surface any liens or issues. If anything needs clearing — an old mortgage, a judgment, a boundary question — we handle it now, before closing.

3. Coordinating with your lender

If you're financing, we coordinate with your lender on the payoff, loan documents, and the Closing Disclosure so your numbers are accurate and ready in time.

4. Preparing to close

We prepare the deed, settlement statement, and closing package, and confirm the final figures with everyone involved so there are no surprises at the table.

5. Closing day

You sign, funds are disbursed from escrow, the deed and mortgage are recorded with the county, and the home is officially yours. In most cases, keys change hands the same day.
